Occupancy Provisions

Under the terms of the Retirement Villages Act, the Rowethorpe community has been planned predominately for over 55’s. All prospective residents must be capable of living independently in the community or are able to satisfy management that they have appropriate caring/support arrangements in place.

There are two arrangements and subsequent Residence Agreements for independent living unit occupancy at Rowethorpe:

  • Lease
  • Licence to Occupy



 

Service Fees

These are fortnightly fees payable by the resident in advance, which are subject to review from 1 July each year. The fortnightly fees cover a range of village operating costs to which the resident contributes including administering the village, staffing its facilities and provision of a range of common services including maintenance, common electricity costs, insurance of buildings, taxes/rates etc.

Where a garage(s) is provided as part of the accommodation, there is no separate charge. If a resident requires additional parking and a space is available, then the resident is charged at the applicable fee.


Registration/Administrative Fees

Fees are chargeable to prospective residents for the initial registration of interest in a unit and in the case of the administration fee, the cost of administering conveyance etc arrangements on entry to a village. Currently, these fees (inc gst) are:

  • Application Fee $121–this is credited to the administration fee upon acceptance of an offer of accommodation.
  • Administration Fee $550 –payable upon acceptance of an offer of accommodation.



 

Resident’s Own Costs

Residents are required to pay for their own consumption of electricity, gas, telephone, pay-TV and any other service consumed within their unit including connection /disconnection charges. Whilst the local authority continues to not levy council rates other than rubbish rates, residents are not required to pay these costs.


Emergency Call System

UCH manages a 24 hour monitored emergency call system which during normal working hours is monitored by village staff and otherwise by an external contractor who arranges for provision of appropriate assistance required by the caller.


Maintenance of Residence

Residents must keep their accommodation and its fixtures and fittings in good tenantable repair, fair wear and tear excepted. Uniting Church Homes is responsible for both internal and external maintenance of units which is funded out of the operating costs and major programmed maintenance for the village.

All exterior village common areas and unit surrounds are the responsibility of Uniting Church Homes. Residents are required to maintain only that area immediately adjacent to their unit which would normally include private gardens, internal courtyards etc. Residents are expected to keep internal courtyards etc in an acceptable condition.


Pets

Pets including dogs, cats, birds etc are usually not permitted within the village.


Accommodation under Construction

Where accommodation under construction has been chosen, a deposit is charged. UCH regularly liaises with you regarding the expected completion date and provides a Residence Agreement and other required information under the Retirement Villages Act prior to this date.

Any entry contribution payment will be due on the advised occupancy date (commencement date) and the fortnightly service fees will also be payable from that date. Interest on any outstanding entry contribution amount will apply and will be detailed in the Residence Agreement.

Please note that units cannot be held ‘indefinitely’ once homes are ready for occupancy.
